These projects vary greatly in scope and

The nature of Corporate Interior work
demands a high level of planning and
coordination with respect to interaction
with and safety of the building occupants
and tenants. There is a high level of
protection required and a very low
tolerance to noise and dust levels
therefore, many of the tasks are
performed after hours.
The Building Engineers, security, and
staff are heavily involved in the projects
and all Building Regulations must be
understood and strictly followed. Items
such as material and worker travel path
through the building, use and
coordination of the freight elevator, and
special considerations to the surrounding
occupied spaces must be understood,

Maesa’a space is located at 225
Liberty Plaza, on the 23

heart of the financial district.
As you enter the space you are
greeted with an open, well lit and
welcoming, reception area that has
custom white Carrera marble in-wall
niches with glass shelving and warm
accent lighting showcasing Maesa’s
product line. As you pass by the
glass architectural partition system
conference rooms and offices, that
include custom marble conference
tables and millwork units, you will
enter the large Café. With booth
seating along the West window wall
highlighting the awe inspiring views.
Work included a solid surface
bar/island with large custom millwork
cabinetry with specialty appliances
and game tables.
The flooring portfolio throughout
consists of stone flooring, wood
flooring, high performance vinyl tile,
carpet tile, and premium rubber
flooring.
The project timeline consisted of a
very tight schedule which
accommodated multiple design and
field condition changes in order to
move the entire Maesa operation into
the new space over one weekend.
The project also included complete
gut and renovation of the Common
Corridors and Restrooms. Work
includes floor to ceiling wall tiles,
floating stone tops throughout on a
stainless steel ladder support system,
and stainless steel partitions.

brick façade was removed
of all graffiti, brick was

then 100% re-pointed.
Oversized windows were
installed throughout, and
new steel framed glass

The project also included

stairs and railings, new
electric service, new HVAC
system, and new roof.
Also, an exterior breezeway

challenging given the
nearly 100 year old age of
the industrial building which
has had multiple additions.

The project consisted of complete
demolition of the existing two
story brick building and
construction of a new three level
13,000 sf Library building
including full Cellar level. The
Cellar level extended well past
the building first floor footprint
and multiple ground level
skylights with structural glazing
brought light into the space.
Interior finish work of this national
award winning design utilized
many special and high end
materials such as perforated
metal panel ceilings, special
shelving with Forbo surrounds,
imported etched glass panels,
and special steel-framed millwork
units. An open steel grand stair
with glass panel and stainless
steel guardrails was the focal
point of the interior design.
Detailed and angled sheetrock
ceilings, integrated millwork /
Library specialty equipment, and
intumescent-
coated, exposed
structural members were also
part of the scope.
Exterior specialty work included
detailed channel glass system
imported from Germany and a
double story aluminum and glass
curtain wall system. A varying
sized, precast concrete panel
façade existed on one entire side
of the building. Other exterior
specialties included stained IPE
wood fences and benches, raised
slate pavers and perforated
stainless sheet steel fences.

Summit was the Construction Manager
Owner’s Agent for the prestigious 385
West 12
th
Street project located in the
Chelsea section of Manhattan, N.Y. The
project is a very high-end residential
building consisting of 12 units four
Townhouses, six Flats and two
Penthouses. The project consisted of
demolition to the property lines of the
existing multiple story buildings located on
the site, underpinning of the adjacent
buildings, excavation of a full cellar level,
and construction of a new 9 story,
concrete superstructure building.
Besides the obvious high quality of
construction demanded of such a project,
the building included a pool and spa on
the roof complete with patio and kitchen, a
very intricate glass and copper rain-screen
front façade, glass walls, and full home
automation systems. Other details such
as balconies, “backyards” with pavers and
planters, fireplaces, multiple skylights, and
special ornamental metal and glass stairs
added to the complexity of the
construction. The very high end materials
used throughout the project such as glass
countertops, liberal use of uncommon
stone, marble and tile, and special finishes
on the wood cabinetry and flooring also
presented challenges to the team.
Other project challenges included
construction of the cellar below the water
table requiring an extensive dewatering
system, a complex but crucial
waterproofing system to create a “bathtub”
at the Cellar level, coordination with the
façade consultant and manufacturer who
was located overseas, the design and
implementation of a support of excavation
system in order to excavate the Cellar and
the the construction.
Summit successfully managed the project
from initial designs and budgeting through
construction and ultimate occupancy.
Project: Riverside Health Center

PROJECT DESCRIPTION:
The Project consisted of the complete
gutting and reconstruction of the
existing 44,000 sf Health Center
building and construction of a new
5,000 sf classroom addition located
above the second floor roof. Work
also included Interior and exterior
renovations to the adjacent occupied
NYC Library building. Main scope of
work was the complete interior build-
out of the entire space as well as the
masonry façade restoration.
The project included detailed interior
construction utilizing many high-end
finish products such as terra cotta
panels in the stairwell, extensive
hand-made ceramic tile work, and
poured epoxy terrazzo flooring in all
corridor and stair areas. Most of the
flooring in the building was end-cut,
sanded and stained wood grain floors.
The existing concrete floors
throughout the building had to be
leveled to accept this sensitive and
telling wood flooring. Bamboo
finished 8’-0” high wood doors were
installed throughout and there was
liberal use of interior glass and
aluminum partitions. The Health
Center project also entailed multiple-
angled sheetrock ceilings, particularly
in the classrooms. Special
Baswaphon acoustic plaster ceilings
and Rulon wood slat ceilings were
also part of the interior scope. There
was also an extensive commercial
kitchen installed.
Exterior work included new terra cotta
facade, new brickwork, new windows
and storefront entrances, and a new
roof. Extensive and detailed stainless
steel railings and gates were used at
all walkways, ramps, steps and at the
roof.

PROJECT DESCRIPTION:
This project was the conversion of a
former print shop and loading dock
into a new 8,000 SF Holocaust
Resource Center. Scope consisted
of the build-out of flexible space for
offices, meeting rooms, a library,
classrooms and bathrooms within an
existing building together with a
2,000 SF addition for a state of the
art exhibit gallery and 1,500 SF
terrace addition. The unique and
varied design aspects of this project
included the following:
Custom steel storefront system
consisting of different types of
glazing on the curtain walls and a
non-standard grid pattern of the
mullions. Different glazing finishes
included low-iron laminated insulated
glass units with fritted and double
fritted patterns as well as clear and
white translucent panels.
Imported Jerusalem Stone panels in
Hebron White with a brushed finish
was specified as cladding over
interior and exterior concrete walls
with panel sizes up to 3’ x 8’.
Although this material is seldom used
in New York it highlighted the
purpose of the facility.
Selected wall finishes consisted of
zinc flat lock tile cladding (2’ x 4’)
imported from Germany, aluminum
composite panels, black core MDF,
exposed decorative concrete,
ceramic tile and painted gypsum wall
board .
Floor finishes varied and consisted of
self leveling epoxy finishes, imported
ceramic tile, carpet and architectural
pre-cast concrete pavers.
Ceiling systems consisted of an open
grid system with exposed painted
concrete, acoustical ceiling tile and
painted gypsum wall board.

Owner’s Agent for the Residences at
Trump Park project located in the
Shrub Oak section of Yorktown, N.Y.
This huge project is a 300,000 square
foot high-end residential building
consisting of 152 residential units
spread between three connected
buildings. The project consisted of
clearing of major portions of the 12
acre wooded property including
cutting in new roadways and for the
storm drainage system. All new
utilities also needed to be brought in
from the surrounding streets to the
new site.

he buildings are four story structures
with an underground parking garage.
The exterior walls were constructed of
heavy gage metal studs finished with
stucco and stone veneer. The core
supporting walls were also heavy
gage metal studs with integrated steel
columns and wind bracing. Elevator
shafts and fire walls were constructed
of CMU. The floor system was steel
joist framing with formed structural
concrete floor slabs.
B
esides the obvious high quality of
construction demanded of such a
project, the building included two
pools with spas, a circular accessible
Rotunda above the roof line, common
areas such as a gym and media
center, and extensive landscaping.
Other details such as “Juliet
balconies, fireplaces, extensive use of
interior and exterior molding and trim,
and large window and door units
added to the complexity of the
construction. The high end materials
used throughout the project such as
natural stone countertops, liberal use
of stone in the bathrooms, and
special finishes on the wood cabinetry
and flooring also presented
challenges to the team.
A separate 7,000 sf sales center
building mirroring the construction
and finishes of the main building was
also part of the project.
Summit successfully managed the
project from initial designs and
budgeting through construction and
ultimate occupancy.

Summit maintains a separate division to
serve Building and Facility Managers with
respect to their basic building repairs and
maintenance. Small issues arise almost
daily and Summit is prepared to assist by
very quickly visiting the site, assessing
the problem with the Building personnel
and performing the repair or replacement.
This type of maintenance and repair work
is most often unplanned and is
expeditiously handled by Summit with
little required oversight or interaction with
the Manager or Building Staff.
The work requires knowledgeable and
skilled tradesmen and craftsmen and
minimal disruption or interaction with
building occupants and tenants. The
work must be performed sensitive to strict
noise, dust and egress tolerances and
therefore, many of the tasks must be
performed after hours.
Additionally, all Building Regulations must
be understood and strictly followed.
Items such as material and worker travel
path through the building, use and
coordination of the freight elevator, and
special considerations to the surrounding
occupied spaces must be understood,
well-planned, and adhered to.
Summit’s goal is to handle these small
and often nuisance type issues for the
Building or Tenant and make the
necessary repair or replacement as
quickly and seamlessly as possible.
